Accessing flood insurance
Shop around
Price comparison websites are not always the best place to buy flood insurance. Contact companies directly or speak to an insurance broker through the British Insurance Brokers’ Association to find the right policy for you.

Use the BIBA flood insurance directory
We have worked with the British Insurance Brokers’ Association and Flood Re to launch a Flood Insurance Directory. This directory lists specialist flood insurance providers well placed to find insurance solutions for households struggling to obtain flood cover.

Consider commissioning a property-level flood risk survey
Check first if your insurer is able to take surveys into account when assessing whether to insure your property.

Consider installing flood defence measures
Examples include flood doors, airbrick covers and raised electrical sockets. Consider this in parallel with a property-level flood risk survey.

Contact the National Flood Forum
This national charity supports individuals and communities at risk of flooding.

The introduction of Flood Re has made it much easier for people living in flood risk homes to access affordable home insurance. If your property is flooded consider your personal safety first and contact your insurer immediately. Insurers will do everything they can to help customers as quickly as is practically possible in the days, weeks and months after a major flood.

Are you flood ready?
How to prepare or prevent it?
If you are expecting flooding in your area there are a number of steps you can take to limit the damage to your property:
- Check the websites of the Environment Agency, Scottish Environment Protection Agency, Natural Resources Wales or the Rivers Agency (Northern Ireland) and sign up for their free flood warning service.
- Consider installing flood defence measures, such as flood doors, airbrick covers and raised electrical sockets, in parallel with a property-level flood risk survey
- Move your most valuable possessions upstairs or out of your home if possible.
- If you have a car try to move it to higher ground.
- Keep your insurance policy documents and contact details for your electricity and water suppliers somewhere safe.
- Prepare a bag of emergency supplies in case you have to evacuate your property. Include items such as: bottled water, spare house and car keys, a small amount of cash, blankets, a torch and essential medicines.
What to do if it happens?
Who is involved?
If your home is badly flooded, your insurer is likely to use a variety of specialists to ensure it is repaired as quickly as possible and to a high standard.
This may include a loss adjuster to assess the damage and oversee the repair process, a surveyor to oversee major building works, specialist cleaning and drying companies, and professional builders and decorators.
Your insurer or loss adjuster will explain to you the timetable for restoring your home, which specialists will be involved at each stage and how long each stage will take.
How long will it take?
Your insurer or their appointed loss adjuster will do everything possible to restore your home as quickly as possible and will discuss progress with you throughout.
If your home is badly damaged by flooding, it may take up to one year or longer for your home to be restored and become habitable again. This is mainly due to the time it takes to safely decontaminate and dry out a property after it has been flooded and to undertake any repair or restoration works.
As a guide, during incidents of major flooding the majority of people that have to leave their homes return to them within six to nine months.
Flood damaged items
Talk to your insurer about what to do with any flood damaged items, like furniture and carpets. While insurers may want to inspect some damaged items, they will take a practical approach and will not expect you to keep anything that is a health hazard for inspection. For example, for damaged carpets, keeping a small portion may be sufficient for your insurer or it may be possible to keep a record by taking pictures of damaged items on your smartphone.
